What to Know Before Starting a Remodel
There is a lot that happens before the finished tile, cabinets and fixtures go in. These are some of the questions homeowners ask us about bathroom remodeling, kitchen remodeling, construction, inspections and working with KBF.
What is the process for remodeling a bathroom?
A complete bathroom remodel usually starts with planning the layout and choosing the main materials and fixtures. Once demolition begins, we can see the actual condition behind the walls and underneath the flooring.
This is an important stage because we may find water damage, deteriorated plywood, damaged framing, old plumbing or electrical conditions that need attention. Those issues should be handled before new finishes cover them.
Rough plumbing and electrical work are completed based on the new bathroom layout. We also evaluate the bathroom exhaust ventilation to make sure it vents properly to the exterior. Required rough inspections take place before the walls are closed.
The shower then moves into waterproofing and tile preparation. Depending on the shower construction, this may include hot mop waterproofing at the shower pan. After the appropriate inspection, the shower walls are prepared with lath where applicable.
We float our shower walls so they can be made straight, flat and plumb before tile installation. Once the surfaces are ready, we review the tile layout and begin installation. The vanity, countertops, plumbing fixtures, electrical finishes, shower glass and final details follow.
What happens if you find water damage or damaged plywood during demolition?
Demolition sometimes reveals problems that could not be seen beforehand. In bathrooms, we may find damaged plywood, deteriorated framing, moisture around a shower or tub, plumbing leaks or signs that an older waterproofing system failed.
We assess the affected area before continuing. Damaged material may need to be removed and replaced, plumbing leaks may need to be repaired and framing or subfloor areas may need attention.
We do not want to install expensive new tile or waterproofing over a damaged surface. What is underneath the finished bathroom matters just as much as what you see when the project is complete.
What is rough plumbing and electrical work in a bathroom remodel?
Rough work is the plumbing and electrical work completed before the walls are closed and before finished fixtures are installed.
Rough plumbing may include water lines, drains, shower valves, tub connections and plumbing for the vanity or toilet. Rough electrical work may include lighting, switches, receptacles, dedicated circuits and connections for the exhaust fan or other bathroom equipment.
When inspections are required, this work is inspected at the proper stage before the project moves forward.
Why does a bathroom exhaust fan need to vent outside?
Showers and baths create a lot of moisture. The exhaust fan is there to remove that humid air from the bathroom and discharge it outside the home.
An exhaust fan should not simply send moist bathroom air into an attic or enclosed ceiling area. During a substantial bathroom remodel, the existing ventilation is something that should be checked so the moisture is being directed where it is supposed to go.
Proper ventilation helps control humidity and can help protect the surrounding construction and finishes.
How is a shower waterproofed before the tile is installed?
Tile and grout are the visible finish, but the shower needs a proper waterproofing system underneath them. The exact method depends on the shower design and construction.
One method commonly used for the shower pan is hot mop waterproofing. The waterproofing is completed before the finished tile is installed and is inspected when required.
Getting the waterproofing and preparation right is important because once the bathroom is finished, these parts of the shower are no longer visible or easily accessible.
Why does KBF float shower walls before installing tile?
Existing framing is not always perfectly straight or plumb, especially in older homes. If tile is installed over uneven walls, those imperfections can become noticeable in the finished shower.
Floating the walls allows us to create a straighter, flatter and more plumb surface before the tile goes in. This helps with corners, niches, shower glass and the alignment of the tile itself.
It becomes even more important with larger tile and layouts where long grout lines make uneven walls easier to see.
When should tile, cabinets, countertops and fixtures be selected?
We prefer to have important material decisions made early enough that dimensions, installation requirements and lead times can be considered before they affect construction.
For a bathroom, selections may include tile, vanity, countertops, plumbing fixtures, shower components, lighting, mirrors, hardware and glass. A kitchen usually involves cabinetry, countertops, flooring, appliances, plumbing fixtures, hardware and lighting.
Making these decisions in a coordinated way also lets us look at the colors, finishes and proportions together instead of choosing each item separately at the last minute.
What is the process for remodeling a kitchen?
We first look at how the existing kitchen works and what the homeowner wants to improve. That includes the layout, storage, cabinetry, appliance locations, lighting, plumbing, electrical needs and how the kitchen connects to nearby rooms.
Once the layout and major selections are established, demolition can begin. With the existing finishes removed, plumbing, electrical, framing and other rough construction can be completed.
After the required rough work and inspections are finished, the kitchen moves into wall preparation, flooring where applicable, cabinetry, countertops, backsplash, finish plumbing, finish electrical, appliances and final details.
Some kitchen remodels also include removing or changing walls, creating larger openings, moving windows or doors and reworking nearby spaces to create a better overall layout.
Can you change the layout of my kitchen or bathroom?
Yes. Many of our projects involve changing more than the finishes. In a kitchen, that might mean changing the cabinet layout, moving appliances, adding an island or opening the kitchen to another room.
A bathroom can also be reconfigured by changing the shower, tub, vanity or toilet locations when the existing conditions allow it.
Layout changes can affect plumbing, electrical, framing and sometimes structural components. We look at those conditions before the final layout is established.
When are permits and inspections required for remodeling?
Permit requirements depend on the work being performed and the jurisdiction where the property is located. Structural changes, additions and certain plumbing or electrical work may require permits and inspections.
Inspections take place at specific stages. Work behind the walls may need approval before it can be covered. Certain waterproofing and wall preparation stages can also require inspection before tile work continues.
Planning these stages correctly matters because the next part of construction may depend on the work underneath it being completed and approved first.
